Register an LLC (Limited Liability Company) in the US, which will be the ownership vehicle for your property.
Register your LLC for a TIN (Tax Identification Number), which is basically the US version of an IRD number.
Open a bank account for your LLC with an international bank, so it’s easy to access your account from New Zealand.
Deposit the funds to purchase the property into your US bank account, where your NZD will be converted to USD.
Our US lawyer will oversee the transfer of funds and transfer the property title to you.
We will connect you with a local US property manager to collect rent and look after your property.
We can connect you with a local US accountant to manage any tax obligations, unless if you prefer to use your existing accountant in New Zealand.

Rental yields in NZ are typically 5%, where as our properties are typically returning 15%. Most NZ rental properties are cash flow negative meaning the owner has to put in money to cover all the costs, typically around $2,000 a year. At 15% rental yield our properties are cashflow positive so there is instead of putting in money you property will provide you with surplus cash. NZ banks will typically not take security over foreign property but will lend against the equity you have in your home. With interest rates at record lows, why not put your equity to good use?
If you have an existing accountant they should be able to help you with tax obligations, otherwise can assist you to fulfil all tax obligations. You will need to file a tax return in the USA and NZ and pay tax on any rental profits. However as NZ has a double taxation agreement with the USA any tax you pay in the USA will be offset against any tax owing in NZ.
